Your landlord won’t return your deposit
Moved out months ago and still waiting? Eshkal writes to your landlord, sets a legal deadline, follows up, and prepares the court payment order if they still do not pay.
The problem
A landlord may take a reasonable time to check for damage and settle running costs before returning the deposit. Courts usually accept up to six months. After that, or when the landlord simply stops answering, you can demand payment with a deadline.
BGH VIII ZR 71/05 · Abrechnungsfrist · checked 28.09.2026The deposit must be kept apart from the landlord’s own money, and the interest belongs to you.

Questions
Yes, for documented damage beyond normal wear, or for unpaid running costs. Eshkal asks for the handover protocol to check what they can claim.
Not for the reminder, the deadline letter or the payment order. If the landlord disputes the claim in court, Eshkal prepares a lawyer-ready file.
