Das amtliche Register, in dem steht, wem ein Grundstück oder eine Wohnung gehört.

What it means

The official land register at the Amtsgericht recording who owns each property and which debts (mortgages) or third-party rights are attached to it. In Germany you only become the legal owner once you are entered in the Grundbuch — not when you sign or pay. Before buying, always have the excerpt (Grundbuchauszug) checked for existing encumbrances.

السجل العقاري الرسمي لدى المحكمة المحلية الذي يدوّن مالك كل عقار وما عليه من ديون كالرهون أو حقوق للغير. في ألمانيا لا تصبح مالكًا قانونيًا إلا بقيدك في هذا السجل، وليس بالتوقيع أو الدفع. قبل الشراء اطلب دائمًا فحص مستخرج السجل "Grundbuchauszug" للتأكد من خلوّه من الأعباء.
